What We Watch For in Older Mesa Homes

Roofs That Have Seen Many Summers

Older Mesa homes often have tile roofs whose underlayment is near the end of its life, or flat sections with foam or rolled roofing that needs regular care. We check the covering, flashing, and the parts of the underlayment and roof deck that can be seen.

Air conditioners in the Valley run hard for months. We note the age and condition of the equipment, check how well it is cooling, and point out older units, and any evaporative coolers, that you should budget to replace or maintain.

Plumbing and Sewer Lines

Homes from the 1950s through the 1980s can have galvanized supply pipe, older water heaters and original sewer lines under the slab. A sewer scope shows the condition of the line from the house to the street before it becomes your problem.

Additions and Remodels

Many older houses have been added onto or remodeled over the years. We look closely at enclosed patios, converted garages and updated electrical work for anything that looks unfinished or improvised.

New Builds in East Mesa

East Mesa has grown fast, and a lot of buyers there are moving into brand-new homes. A pre-drywall inspection checks the framing, rough plumbing and rough electrical while they can still be seen, before the walls are closed. A final new build inspection documents what needs finishing before you close, and an 11 month warranty inspection gives you a list for the builder while repairs are still covered.
