What the Inspection Covers

What does a home inspection include?
A general home inspection is a visual, non-invasive review of the readily accessible systems and components of the home: roof, exterior, structure, foundation, attic and insulation, plumbing, electrical, heating and cooling, interior, and built-in appliances. The report describes the condition of each, documents the defects found, and separates what needs attention soon from what is worth monitoring.
What is not included in a home inspection?
A general inspection does not cover anything concealed behind finished surfaces, and it is not a code compliance inspection, an engineering evaluation, or a guarantee against future failure. Specialised evaluations (sewer scope, radon testing, termite inspection, pool and spa, mold and air quality testing) are separate services, and Desert Oasis Property Inspections offers each of them so they can be added to the same visit.
Do you inspect newly built homes?
Yes. Desert Oasis Property Inspections performs pre-drywall inspections while the framing, plumbing, and electrical rough-ins are still visible, and full inspections on completed new builds. Both are worth doing. A new home is built quickly by many different trades, and a builder warranty is only useful if you know what to claim against it.
What is an 11 month warranty inspection?
Most builder warranties on a new home run for one year. An 11 month warranty inspection is a full inspection carried out just before that warranty expires, so any defects found are documented while the builder is still responsible for them. Leaving it until month twelve usually means paying for the repairs yourself.

Should I attend my own inspection?
Attending is strongly encouraged. Walking the home with the inspector is the fastest way to understand what a finding actually means and how serious it is. If you cannot attend, the report is detailed enough to stand on its own, and Desert Oasis Property Inspections is available to walk you through the findings afterward.
What does the report look like?
Every report is delivered as an interactive web page with a matching PDF. It is organized by system so nothing gets buried, and every finding is documented with photos and a clear description of what was observed. The report opens in a browser on any device and does not require an app.
Can my real estate agent get a copy of the report?
Yes, with your say-so. The report belongs to the client who paid for it, and it is shared with your agent at your direction.
What happens if the report finds a serious problem?
The report describes what was observed and why it matters, so you can decide what to do with it: negotiate, ask for a repair, bring in a specialist for a closer look, or walk away. Desert Oasis Property Inspections does not sell repairs, so there is no incentive to overstate a finding.

Arizona-Specific Questions

Is radon a concern in the Phoenix area?
Radon levels vary property by property, and the only way to know what a particular home reads is to test it. The EPA recommends action at 4.0 pCi/L or above. Desert Oasis Property Inspections offers radon testing as an add-on to a home inspection.
Do I need a termite inspection in Arizona?
Subterranean termites are active across the Phoenix Metro Area, and many lenders require a termite report as a condition of the loan. A termite inspection looks for evidence of current or previous activity and for the conditions that invite it. Desert Oasis Property Inspections is licensed to perform termite inspections.
Why would I need a sewer scope?
A sewer scope sends a camera through the main sewer line to look for breaks, bellies, root intrusion, and blockages. None of that is visible during a standard home inspection, and a failed main line is one of the more expensive surprises a buyer can inherit. It is worth doing on older homes and on any property with mature trees near the line.
Should I have the pool inspected too?
If the property has a pool or spa, yes. Pool equipment, surfaces, and safety barriers are excluded from a general home inspection and are a significant cost to repair or replace. Desert Oasis Property Inspections inspects pools and spas as a separate service that can be added to the same visit.
