Quick answer: Once monsoon season ends on September 30, walk your home's exterior and look at the roof, stucco, drainage, and wood trim for storm damage, check for signs of termites, and change the HVAC filter before the first cool night. Catching a cracked roof tile or a gap in the stucco in October is far easier than finding the water damage in January.

Summer in the Valley is hard on a house. Months of intense sun, then wind, dust, and sudden downpours from monsoon storms, all put stress on the parts of a home that keep water out. Fall is the best time to take stock. The temperatures are comfortable enough to spend time outside, and any damage from the storms is still fresh enough to fix before the winter rains arrive.

Here is the fall walk-around we recommend to homeowners in Chandler, Gilbert, Mesa, and across the Phoenix Metro.

Start With the Roof

Most homes in the Phoenix area have concrete or clay tile roofs. The tiles themselves are durable, but they are not the waterproof layer; the underlayment beneath them is. Monsoon winds can lift, crack, or shift tiles, and once a tile is out of place, sun and rain reach the underlayment directly.

From the ground (or with binoculars), look for:

  • Cracked, slipped, or missing tiles, especially along ridges, edges, and valleys
  • Debris in valleys and on flat sections, which holds water and blocks drainage
  • Damaged or loose flashing around vents, chimneys, and skylights
  • Clogged roof drains and scuppers on flat or low-slope roofs, common on many Arizona homes

Inside, check ceilings and the tops of walls for new stains, bubbling paint, or soft drywall. A stain that showed up after a July storm is a sign that water got past the tiles.

Check the Stucco for Cracks and Stains

Stucco is the most common exterior finish in the Valley, and it moves as the house heats and cools. Hairline cracks are normal and often cosmetic. What matters is whether water can get in.

Walk around the house and note:

  • Cracks wider than a hairline, or cracks that have grown since last year
  • Stains, efflorescence (white residue), or dark streaks below cracks or windows
  • Gaps where stucco meets windows, doors, and light fixtures, where sealant has dried out in the sun
  • Stucco that sounds hollow when tapped, or areas that bulge

Sealant around windows and doors breaks down quickly under Arizona sun. Re-caulking these joints is a simple fall job that keeps water out of the wall.

Look at Drainage Around the Foundation

Monsoon downpours show you exactly where water goes on your lot. If you noticed ponding near the house during a storm, fall is the time to address it.

  • Make sure soil and gravel slope away from the foundation, not toward it
  • Confirm downspouts discharge well away from the house and are not disconnected or crushed
  • Look for erosion, washouts, or exposed stem walls along the foundation
  • Check that irrigation drip lines and sprinklers are not soaking the soil against the house, which also attracts termites

Watch for Signs of Termites

Arizona's climate is favorable for termite activity, and the moisture from summer storms often brings subterranean termites to the surface. Fall is a good time to look for the signs:

  • Mud tubes running up the foundation, stem walls, or block fences
  • Discarded wings near windows, doors, and light fixtures
  • Damaged or hollow-sounding wood on trim, door frames, patio covers, and fascia

Get the HVAC Ready for Heating

Your air conditioner has done most of the work this year. Before the first cool night, give the system a little attention:

  • Replace the air filter. After a summer of dust storms, it is likely clogged.
  • Clear debris from around the outdoor unit, including leaves and dust buildup.
  • Run the heat on a mild day to make sure it works, before you need it. A brief dusty smell on the first run is common; a persistent burning smell is not.
  • Check the condensate line for leaks or clogs; it has been working hard all summer.

Don't Forget the Pool and Yard

If you have a pool or spa, look for cracked coping, loose deck sections, and debris in the equipment area left by storms. Check that gates still self-close and latch, since monsoon winds can bend hardware. Trim trees and shrubs back from the roof and walls, and remove dead branches before winter winds bring them down.
