Our Certified Master Inspectors walk through every accessible area and system, document findings with photos, and explain everything as they go. Structural Systems

We evaluate the foundation, floor structure, walls, ceilings, and visible framing components. We also assess grading, drainage, walkways, and any below-grade spaces like basements or crawlspaces.

Roofing

Our inspectors examine the roof covering, drainage systems, flashings, skylights, chimneys, and any penetrations through the roof surface to identify signs of wear, damage, or improper installation.

Electrical Systems

We inspect the service entrance, main and sub panels, branch circuits, outlets, fixtures, and connected devices. We also check for the presence and proper function of GFCI protection, smoke detectors, and carbon monoxide detectors.

Plumbing

We assess the water supply system, drain, waste and vent lines, fixtures, faucets, water heater, and any visible fuel storage or distribution components. Sump pumps are checked where present.

Heating, Vents, AC Systems

Arizona weather puts a lot of demand on HVAC equipment. We evaluate heating and cooling units, ductwork, vents, and flues to make sure everything is functioning properly and safely.

Appliances

Built-in appliances are tested for basic operation, including the dishwasher, range, oven, cooktop, microwave, garbage disposal, range hood, bathroom exhaust fans, and garage door operator.

Buying or selling a home can be a stressful experience, but we’re here to ensure you know what to expect during your home inspection.

What does your inspection cover?

Our inspections cover the major systems and components of the property, including the structure, roof, electrical, plumbing, HVAC, and built-in appliances. We also offer a full lineup of add-on services like sewer scopes, radon testing, pool and spa inspections, mold and air quality testing, and termite inspections so you can bundle everything into one visit.

Most standard home inspections take between two and four hours, depending on the size and condition of the property. Larger homes or properties with multiple add-on services will take additional time.

We strongly encourage it. Walking through the property with our inspectors gives you a firsthand understanding of the findings that no report can fully replicate. We’ll explain what we’re seeing as we go, answer your questions on the spot, and make sure nothing gets lost in translation.

There’s no pass or fail. An inspection is an objective evaluation of the property’s condition. Our report documents what we found, good and not so good, and gives you the information you need to make decisions. Some items may be minor maintenance notes; others may be worth negotiating with the seller.
